VAT 5% for 3-bedroom apartments

Did you know that, as of January 1, 2022, the price cap for purchasing homes subject to 5% VAT has been changed?

Well, starting this year, the threshold for applying the 5% VAT rate has been raised from 450,000 lei to 700,000 lei, and it applies to all properties with an area of up to 120 square meters. 

For homes priced between 450,000 and 700,000 lei, the measure applies to only one purchase per buyer, which means that the beneficiary will be able to purchase only one such home at the reduced VAT rate. However, the measure does not apply retroactively, which means that it is not a requirement that the person not have purchased a property at a reduced VAT rate prior to 2022. 

However, the condition of a single purchase does not apply to real estate with a value of up to 450,000 lei, making it possible to purchase several such apartments including VAT 5%.
