Development phases

Developed on an area of over 60 hectares of land, embraced by 900 hectares of forest, the GREENFIELD Băneasa residential complex has exceptional urban planning indicators (FSI1), over 180,000 sqm of green spaces inside the neighborhood, low noise level, superior air quality, features typically found in a mountain town located at an altitude of over 1000 m.

Phase 1 2007 – 2010 / 2020 - 2022

The first phase of the GREENFIELD project, developed between 2007 and 2010 and sold at a rate of 100%, covers an area of 10 ha and comprises 680 apartments and villas. More than 1,700 “different kinds of Bucharest residents” already live here. In March 2020, we launched Panoramic Apartments, the new towers with panoramic views of the forest and the entire northern area of the city, which complement the first phase of development.

Phase 2 2014 - 2016 / 2020 - 2021

The second phase of the project, Acacia Ensemble, developed between 2014 – 2016 and 2020 – 2021 (D40 building), covers an area of 7 ha and comprises 36 apartment buildings with 965 one-, two-, three-, and four-bedroom apartments. 96% of the total number of available units here have already been leased, and the Salcâmilor Complex currently has over 2,300 residents.

Phase 3 2016 - 2019

The third phase, The Plane Trees Ensemble, developed between 2016 and 2019 on a 10-hectare site, comprises 944 one-, two-, three-, and four-bedroom apartments in 39 buildings. 99% of the total housing units available here have already been leased, and the Platanilor Complex currently has 2,000 residents.

SQUARE 2020 - 2022

The largest community center dedicated to a residential complex, it brings a new standard of comfort and efficiency by including all the necessary functionalities for a community with over 6,000 residents. The community center spans a land area of 32,071 m2.

Phase 4 2020 - 2024

The fourth phase, Teilor Complex, developed between 2020 and 2024, includes 1,167 one-, two-, and three-room apartments in 14 buildings.

Next phase 2023 - 2031

The following phases, with development spanning from 2023 to 2031, will comprise 2,554 one-, two-, three-, and four-room apartments.

Sustainability

Built to the highest living standards in the affordable housing segment, Greenfield will become the largest green project in Eastern Europe through the extensive use of renewable energy, low emissions, and efficient and sustainable water and waste management.

Brief History

The Băneasa area in northern Bucharest has become one of the most dynamic development hubs for the country's commercial real estate sector. Quick access to the city center and the outskirts, as well as its proximity to an impressively large forest, have been long-standing attractions for a city in constant development.

The Băneasa neighborhood has its origins on a part of the old estate that belonged to Maria Bibescu, who later became Countess Maria de Montesquieu. You can read about the origins and colorful history of this neighborhood here.

Our flagship project, Greenfield Băneasa, is located in the area bordered by Băneasa Forest, Tunari Forest, and Teișani Alley, on a plot of land within the urban area (since 1990). Its former purpose was agricultural, specifically grazing, as indicated by public maps and documents.

Old documents dating back about 100 years bear witness to this. A map of the area, dating from 1921, confirms the above statement, and more specifically, the fact that the area where the Greenfield residential complex was built has not had a forest, at least from the time we have documents until the present.
A systematization plan for Băneasa commune, almost a century old, stipulated that „in principle, we do not allow the installation of industries there, only residences.” The 1930 census showed that Băneasa had 535 occupied houses and 3225 inhabitants.
Nearly 90 years later, you'll be able to quickly identify the forest on the north side of the city; its macrostructure remains relatively unchanged. Located right next to the forest, the Greenfield neighborhood has developed steadily since 2007.
Impact Developer & Contractor has a development strategy for the complex until 2028. The entire neighborhood will span 60 hectares and will be developed in 5 phases, with three phases completed so far, totaling 2,568 apartments. By the end of the development cycle, over 7,000 homes are expected to be operational in the neighborhood. In 2019, Impact Developer & Contractor donated land valued at 1.8 million lei for forest compensation and purchased land areas worth approximately €1 million for the construction of additional access roads.
At the same time, Impact Developer & Contractor is financing the expansion of public utilities with sums totaling over 1 million euros (excluding VAT), which will implicitly serve all areas adjacent to the Greenfield neighborhood. Our company's efforts are not solely focused on the needs of the communities we develop, but are designed to be part of a set of public functions of general interest. For this reason, we have submitted irrevocable donation offers to the authorities for land areas intended for the construction of public state educational institutions (school and kindergarten), a ISU subunit, and an STB terminal to serve the entire Northern area of the Capital, as well as all necessary utilities. The cumulative value of these lands exceeds 4.5 million euros.
For the kindergarten and school that will be located on a 9,620 square meter plot of land, entirely donated to Sector 1 City Hall at the beginning of the year (2020), we also covered the project costs, also donated to local authorities. Approximately 1,000 children from the area will learn in the two educational institutions, not just those residing in Greenfield Residence.
Regarding the next development phase of the Greenfield district (2020 – 2028), it will include buildings with a reduced carbon footprint, significantly larger green spaces than legally required, as well as smart city and wellness solutions. In this regard, Impact Developer & Contractor will subsidize the construction of a commercial center in the district with virtually no environmental impact. Thus, while meeting a real need of the complex's residents, the traffic of residents to the city will also be significantly reduced.
