OFFICIAL RULES „Greenfield HABITEST” CAMPAIGN”

SECTION 1. ORGANIZER AND OFFICIAL RULES

The campaign is organized by IMPACT DEVELOPER & CONTRACTOR S.A., with its headquarters in Bucharest Municipality, District 1, Drumul Pădurea Mogoșoaia No. 31-41, postal code 014043, fiscal code RO1553483, registered with the Trade Register under No. J2018007228408, account RO83BTRL05001202G09191XX opened at Banca Transilvania – Otopeni Branch, represented by General Manager, Câmpeanu Richard Dan-Sebastian, and Chief Financial Officer – authorized person, acting jointly with the General Manager, Bistriceanu Jean-Claudiu, hereinafter referred to as „The Organizer”.

The campaign is conducted in accordance with these official regulations (hereinafter referred to as the „Official Regulations”), which are mandatory for all participants.

The regulation is available free of charge to any applicant, being posted on the website https://www.greenfieldresidence.ro/baneasa/blog/ throughout the campaign.

SECTION 2. DURATION AND LOCATION OF THE CAMPAIGN

The campaign takes place during September 23 – December 31, 2026, in the residential complex GREENFIELD Băneasa, located in Bucharest, Sector 1, Drumul Pădurea Mogoșoaia, Nos. 31–41, in accordance with the provisions of this Official Regulation.

SECTION 3. PARTICIPANTS

Any individual over the age of 18 or legal entity registered in Romania who cumulatively meets the following conditions may participate in this campaign:

• Sign a reservation contract for an apartment in the Greenfield Băneasa residential complex – the Ansamblul Teilor project, located in Bucharest, District 1, 31-41 Drumul Pădurea Mogoșoaia, namely Phase 1 (buildings TEI05, TEI07, TEI08, Parking lot (B+GF+7F+8th technical floor) – Phase 2 (buildings TEI01, TEI02, TEI03, TEI04), Phase 3 (buildings TEI11 and TEI12), Phase 5 (buildings TEI06, TEI09, TEI10)
• Pay, in accordance with the reservation contract, the advance payment in the amount of 1,000 euros + VAT, within a maximum of two working days from the signing of the reservation contract;
• He agrees to participate in the Greenfield Habitest Campaign.

Participants must provide valid identification data (last name, first name, phone number, email) for registration and administrative contact.

SECTION 4. CAMPAIGN MECHANISM

The participant attends the viewing, selects the apartment they wish to purchase from among the available apartments in the GREENFIELD Băneasa neighborhood—the Ansamblul Teilor project, located in Bucharest, Sector 1, 31–41 Drumul Padurea Mogosoaia, specifically Phase 1 (buildings TEI05, TEI07, TEI08, Parking S+P+7E+8 technical floor), Phase 2 (buildings TEI01, TEI02, TEI03, TEI04), Phase 3 (buildings TEI11 and TEI12), Phase 5 (buildings TEI06, TEI09, TEI10), and sign a reservation agreement in accordance with the draft provided by the Organizer.

After signing the reservation contract and paying the deposit of 1,000 euros + VAT, the participant is entitled to stay for 48 hours in a fully furnished and equipped apartment within the Greenfield HABITEST program, as designated by the Organizer, on a date agreed upon with the Organizer, subject to availability.

This furnished and fully equipped apartment is part of the GREENFIELD Băneasa neighborhood—the Ansamblul Teilor project, located in Bucharest, Sector 1, at 31–41 Drumul Padurea Mogosoaia, specifically Phase 2 (Building TEI01)

If at the end of the trial period, the participant decides not to purchase the contracted apartment, the advance payment made shall be fully refunded to them, provided that there are no amounts owed for potential damage and/or prejudice caused to the apartment in which they lived on a trial basis, within five calendar days, calculated from the date on which they express their intention to withdraw from the reservation contract.

The participant must express their intention regarding the potential cancellation of the reservation contract within a maximum of 3 (three) calendar days from the date of completion of the stay in the apartment in Campania.

If the participant decides to proceed with the purchase and signs the bilateral letter of intent to sell and/or the sales contract, the down payment already made will be deducted from the contractual down payment.

During their stay in the apartment, participants agree to:

• Not to cause damage to the apartment, furniture, or provided equipment;
• To comply with the community living rules of the residential complex (including quiet hours and the internal regulations of the building), in accordance with the Internal Order Regulations, which they acknowledge upon signing the reservation contract;
• Not to allow access to third parties not authorized by the Organizer;
• No more persons than those declared shall live there;
• Although Greenfield Băneasa is a pet-friendly community, pets are not allowed inside the provided apartment during the HABITEST experience. This measure takes into account the fact that the apartment is used successively by multiple participants and aims to maintain optimal hygiene and comfort conditions for everyone, including individuals who may have allergies or sensitivities to animals.
• Do not host parties during your stay, including, but not limited to, birthday parties, bachelor parties, etc.
• Refrain from publishing or distributing online any photographs, video recordings, or other materials made during the HABITEST experience that contain false or distorted information, or that are presented in a manner likely to unjustifiably prejudice the image of the Organizer or the Greenfield Băneasa project.
• Return the apartment in the same condition in which it was received.
• To provide the Organizer with a written testimonial (written interview with a photo) or a video, which the Organizer can distribute on their own social media channels, website, and landing page.

The participant selects an apartment in the GREENFIELD Băneasa neighborhood, part of the Ansamblul Teilor development, located in Bucharest, Sector 1, at 31-41 Drumul Padurea Mogosoaia, in Phases 1, 2, 3, or 5, and signs a reservation contract.

The organizer reserves the right to refuse participation to anyone who does not comply with the above conditions.

SECTION 5. BENEFITS OF THE CAMPAIGN

The campaign offers participants the opportunity to experience, for a period of 48 hours, Actual residence in an apartment in GREENFIELD Băneasa, made available by the Organizer, without financial risks.

Participants who are eligible to take part in the Campaign may choose their dates of stay, in the order in which they registered, subject to availability. The maximum number of people who may stay in the model apartment is two adults and one child.

A participant may take advantage of the Greenfield Habitest Campaign only once, regardless of how many apartments they have purchased (i.e., signed reservation contracts and paid down payments for multiple apartments).

Participants cannot choose the apartment in which they will live on a trial basis; it is provided at the Organizer's discretion.

SECTION 6. PARTICIPANT’S LIABILITY FOR DAMAGES

The participant is fully liable for any material damage caused to the apartment, furniture, equipment, installations, or provided goods during their stay.

In the event of damage, the Organizer shall draw up an inspection report, signed by both parties, detailing the nature of the damage and the cost associated with the repair or replacement of the affected property.

The organizer has the right to withhold all or part of the advance payment to cover the damages incurred, based on the cost assessment conducted by its technical departments.

If the value of the damage exceeds the amount of the advance paid through the reservation agreement, the participant undertakes to pay the difference within a maximum of 5 working days from the receipt of the written notification from the Organizer.

The organizer shall not be responsible for the damage or safety of the personal property of the participant or third parties during the stay.

In the event of abusive conduct or failure to comply with the rules of coexistence (excessive noise, inappropriate behavior, damage to common property, etc.), the Organizer reserves the right to immediately terminate the HABITEST experience and exclude the participant from any future campaigns.

SECTION 7. PERSONAL DATA PROTECTION

In order to participate in the campaign, Impact Developer & Contractor S.A. will process the personal data of the participants (first name, last name, phone number, e-mail address), in accordance with Art. 6 para. (1) lit. b) of Regulation (EU) 2016/679 (GDPR).

The data will be used exclusively for campaign administration and the fulfillment of related legal obligations.

Participants benefit from all rights provided by data protection legislation, namely: the right of access, rectification, erasure, restriction of processing, objection, and data portability.

To exercise these rights, participants can submit a written request to the address: [email protected].

If they consider that their rights have been infringed, they can address the National Authority for the Supervision of Personal Data Processing (www.dataprotection.ro).

SECTION 8. FINAL PROVISIONS

By participating in the campaign, participants declare that they have fully read, understood, and accepted the terms and conditions of this Official Regulation.

The organizer reserves the right to modify these rules during the campaign, without prior notice, any modification being communicated by publication on the official website. https://www.greenfieldresidence.ro/baneasa/blog/.

Any misunderstandings that may arise between the Organizer and the participants shall be resolved amicably, and otherwise, by the competent courts of law in Romania.

Impact Developer & Contractor S.A.

In May we announced the entry of the project into final authorization stage, and in July we marked obtaining the Building Permit and starting the works.  

Two months after obtaining the Building Permit and starting the works, we present the first execution report. 

The new Greenfield Băneasa access road has reached an overall completion stage of approximately 15%. On the IMPACT site, work is approximately 35% complete. 

The investment, initially estimated at 2.5 million euros, currently exceeds 3.5 million euros, following the contracting of all works and the finalization of the technical solutions required for the project. The cost increase is also driven by CFR's requirements regarding the implementation of state-of-the-art railway safety solutions, such as barriers with electronic sensors, instead of classical analog systems. 

The investment is fully supported by IMPACT Developer & Contractor, and the assumed deadline for completing the project remains December 31, 2026.

During the first two months of the construction site, the works focused on the infrastructure and the preparation of the road system. 

Site preparation works and topsoil stripping have been completed. Components of the rainwater collection and infiltration system have been installed, the necessary soil testing has been carried out, and the initial layers of the road structure have been executed. 

Road infrastructure components have already been built on approximately 90 meters of the section located on IMPACT land. 

At this time, the work completed on the IMPACT site has reached approximately 35%, and the overall project status is approximately 15%.

The new access road will connect Aleea Teișani and the DNCB slip road, near the Cable-Stayed Bridge, crossing the railway infrastructure in the area. 

The section built on IMPACT's land has a designed length of approximately 216 meters, a 7-meter-wide roadway, and sidewalks on both sides. 

The new connection will provide the Greenfield Băneasa neighborhood with an additional route to the major road infrastructure in the north of the Capital and will facilitate connection with the area where the future Metro Line 6 is being built.

The 216 meters represent the road section built on IMPACT land. Opening traffic requires completing the entire connection with the existing transport infrastructure. 

The project includes three major intervention areas: the works performed on the IMPACT land, the connection to the road infrastructure managed by CNAIR, and the crossing of two railway lines. 

Each of these areas involves specific works, testing, safety systems, technical procedures, and the coordination of multiple specialties and infrastructure managers. 

For this reason, the progress of the project must be analyzed in relation to all the components necessary for the commissioning of the new access road, and not exclusively by the length of the road section visible on the construction site.

In the coming period, work will continue on the stormwater drainage system and the road structure. 

The following layers of the road system will be constructed, the curbs will be installed, and the sidewalks will be built. Subsequently, the asphalt layers will be applied and the related technical tests will be performed. 

These works will bring the section on the IMPACT land closer to the final shape of the future access road. 

This works am necessary in CNAIR area? 

An essential stage is connecting the new access road to the road infrastructure managed by CNAIR. 

The interventions planned in this area include works on the existing road system, the construction of the water drainage system in the connection area, the installation of safety elements, and the implementation of the necessary signage. 

The execution must be coordinated with the infrastructure administrators and carried out under the specific conditions of works performed in the public road area.

Crossing the two railway lines represents the stage with the highest degree of technical and procedural complexity within the project. 

The works include interventions on the railway subgrade and superstructure, signaling and safety systems, indoor and outdoor installations, video surveillance systems, and the final works necessary for commissioning.

The current value of the investment exceeds 3.5 million euros and is fully supported by IMPACT Developer & Contractor. 

In the initial briefings, the project was estimated at 2.5 million euros. This amount represented the initial estimate of the investment. The current value results after contracting all the works and finalizing the technical solutions necessary for the construction and commissioning of the access. 

The increase in costs is also driven by CFR's requirements regarding the implementation of state-of-the-art railway safety solutions, such as barriers with electronic sensors that replace classic analog systems. 

The value of over 3.5 million euros thus reflects the cost of the project after contracting all the components necessary for execution.

Work on the Educational Complex is progressing according to plan.

July 9, 2026Work on the future educational complex in GREENFIELD Băneasa continues and is entering a new important phase.

During this period, work crews are simultaneously working on both the interior and exterior of the buildings. Inside, renovation and preparation of spaces for finishing are underway, while outside, thermal insulation of the facades is being carried out, a crucial step for the energy efficiency and comfort of the future educational spaces.

As construction progresses, the school and kindergarten are taking shape, drawing closer to the moment when they will provide the community's children with a modern, safe environment that meets the highest educational standards.

May 15, 2026Work on the state school and kindergarten continues. Currently, work crews are focused on the interior of the buildings, where installations are being carried out and walls are being finished, and on the exterior, where work is being done on the facade.

The mayor of Sector 1 stated that the school and kindergarten will be able to enter the school circuit in 2028. After the completion of the works in 2027, it will take approximately one year for the school inspectorate to prepare the teachers and principals who will work in these educational units.

March 20, 2026Work on the state school and kindergarten is progressing at a steady pace. Currently, work crews are focused on the interior of the school building, where installations are being carried out and spaces are being prepared for finishing.

The school is designed with a height regime of P+2E+Eth and will have two buildings, with a gross built area of 5,009.53 sqm and a usable area of 4,459.07 sqm. It will include 13 classrooms for approximately 390 students, as well as 10 modern offices and laboratories.

The kindergarten building will have a P+1 height regime, a total built area of 2,548.47 sqm, of which a total usable area of 2,297.24 sqm. It will host 15 groups with a total of 150 preschoolers.

Once completed, the project will provide children with a modern, safe environment adapted to current learning and development needs.

October 10, 2025The sports hall structure has been erected and the steel beams that will support the roof have been installed. At the school, the ground floor, first floor, and second floor have been raised, and work is currently underway on waterproofing, raising, and plastering the interior walls with cellular lightweight concrete. At the kindergarten, both floors have been raised, waterproofing is complete, and work is now being done on plastering the interior walls with cellular lightweight concrete. Once completed, the project will provide children in Greenfield with a modern and safe educational environment, specifically designed to support their needs and unlock their potential.

At the kindergarten, both floors have been raised, and work is underway on the BCA walls. November 15, 2024: The sports hall, the foundation has been poured and the pillars are partially erected. At the school, work is being done on the foundation and the erection of the pillars. The kindergarten has the foundation completed, and the ground floor concrete pillars and walls have been erected. Currently, work is underway on pouring the concrete slab on the first floor.

September 12, 2024: Work on the GREENFIELD Băneasa educational complex has marked an important step with the pouring of the foundation for the future public school. This significant moment comes shortly after the handover of the land and the signing of the financing contract, confirming the local authorities' commitment to completing the project according to schedule. The school and kindergarten, which will serve both preschoolers and students from Greenfield and the surrounding areas, are beginning to take shape on the 9,650 square meter site, offering real prospects for the development of educational infrastructure in the neighborhood.

Today, April 25, 2024, we handed over the 9,650 sqm plot of land in GREENFIELD Băneasa to the Sector 1 City Hall, where the public school and kindergarten will be built. Following this procedure, the Sector 1 City Hall will begin construction work on the educational complex.

Signing the financing agreement for the Greenfield Educational Center

Friday, April 5, according to statements by the mayor of Sector 1, Clotilde Armand, the contract for the construction of the Educational Complex in Greenfield was signed:

On March 29, 2024, the winner of the public procurement procedure for construction works for the educational center in the Greenfield neighborhood was designated.

The Greenfield Educational Center is included in the budget for 2024.

We are delighted to inform you that, during the Sector 1 Local Council meeting on February 12, 2024, the budget for the year 2024 was voted.. This includes a particularly important project for our community: the construction of the Greenfield educational complex.

This will consist of a state-run school and kindergarten, traffic horses, green spaces, sports fields, and playgrounds, all designed by IMPACT, the developer of the GREENFIELD residential complex, to provide a modern and healthy educational environment for our children. A parking area will also be arranged for easy accessibility.

 The impact of this project is significant: with a budgeted value of 107 million lei, the educational complex will transform a 9,620 sq m plot of land, donated to the municipality in May 2020 by IMPACT, into a vibrant, close-to-home space. Furthermore, the donation also included the project, all the technical documentation for the building permit, representing a valuable contribution of approximately 1.75 million euros, offered by IMPACT free of charge.

This project not only improves the educational infrastructure in Sector 1, but also marks an important step towards sustainable development and improving the quality of life for all residents of GREENFIELD Băneasa.

We have good news for our community: we've started work on a new access road in the neighborhood GREENFIELD Băneasa, after the building permit was issued by the Sector 1 City Hall. It is an investment of 2.5 million euros, fully supported by IMPACT Developer & Contractor, which will ease traffic in the Băneasa area and ensure direct access to the future M6 metro line.

A connecting road with the capital's northern infrastructure 

The new road connects Teișani Alley with the Bucharest Ring Road (DNCB) in the vicinity of the Cable-Stayed Bridge, crossing railway line 301Bb Mogoșoaia – R. Pasărea. The works are scheduled to be completed in 6 months.

Complex works, on our land and at our expense 

The construction of the new access road involves complex works, including the automation of the railway crossing and the arrangement of dedicated turning lanes, as well as storage areas at the intersection with Horia, Cloșca, and Crișan streets. The land where the road will be built is owned by IMPACT, and the costs for design, approval, and execution are fully covered by us. 

An investment that continues a constant effort for mobility 

The new access route complements the infrastructure we have already developed in Greenfield Băneasa to support residents' mobility. In 2024, we invested approximately 1 million euros on a new road connecting Pădurea Pustnicu Road and Platanilor Boulevard. With a surface area of 3,000 square meters, two lanes in each direction, and sidewalks, this artery facilitates access to GREENFIELD Plaza, to Wellness Club and at the public school and kindergarten under construction.
